Bachy Soletanche designs and delivers robust geotechnical solutions for residential construction projects, including high-rise apartment buildings, university campuses, mixed-use developments and private homes.
Material and land costs, labour shortages, regulatory delays and the need to reduce greenhouse gas emissions are just some of the critical challenges facing the residential sector today.
Residential Sector
Material and land costs, labour shortages, regulatory delays and the need to reduce greenhouse gas emissions are just some of the critical challenges facing the residential sector today.
With a long-standing presence in the industry, we understand the nuances of residential projects and the meticulous preparation required to ensure a seamless programme. Our extensive experience, reliable supply chain, diverse resources, and technical expertise position us to deliver projects safely, on time, within budget, and with a strong focus on sustainability.
Maximising space is a key priority in residential construction, particularly in urban areas where land is scarce and expensive. At Bachy Soletanche, we collaborate closely with clients to optimise usable space and enhance property value. This includes innovative solutions like designing efficient single or multi-storey basements to unlock additional square footage.
Access constraints are another frequent challenge on residential sites, often affecting project efficiency and safety. Limited site access can disrupt material deliveries, restrict plant mobility and slow progress. Our design and operations teams proactively address these challenges early in the pre-construction phase, whether that’s planning alternative access routes, deploying cranes to aid mobilisation, scheduling off-peak deliveries or specifying restricted-access ground engineering techniques. Through detailed design and logistical planning, we mitigate delays, control costs, and ensure a smooth project workflow.
In densely populated areas, where many new homes are being built, it is essential to minimise the impact on neighbours and nearby assets. Therefore, we conduct thorough pre-construction assessments and collaborate with clients to tailor considerate construction practices to each site. Where necessary, we employ low-noise and low-vibration solutions, ensuring our work integrates harmoniously with the surrounding environment.
At Bachy Soletanche, we are committed to delivering exceptional residential construction projects that balance efficiency, sustainability and community impact.
Techniques:
Bachy Soletanche offers the full scope of ground engineering techniques that are required for residential construction projects, including all types of piling (such as CFA, LDA, CSP and restricted-access piling), retaining walls (such as secant, contiguous and diaphragm walls) and grouting (such as permeation, jet and compaction grouting).
Case Studies
The Madison Canary Wharf
Bachy Soletanche’s works included the delivery of the enabling works, along with the design and installation of the piling package. The brownfield site previously contained an office block which, prior to the team’s arrival, had been demolished, leaving the site ready for the enabling works to commence.
10 Douro Place, London
This project involved returning the property to a single, substantial family property, including subterranean accommodation. Our experts were tasked with restricted access due to the proximity of other buildings, along with the restricted headroom of the existing basement. Planning and design was essential to successful delivery.
Upper Riverside, Greenwich Peninsula
Home to over 15,000 new homes as well as new schools, offices, health services and public spaces, the pile layout for this project had to take into consideration the Jubilee Line running beneath the site, with the team opting for a design that avoided the requirement to install piles in close proximity to the tunnels.
Nile Street Multi-Use Development, London
Our team designed and built a secant wall to form the perimeter retaining wall, the bearing piles to support the new school building, the reinforcement for the residential tower settlement reducing piles, and the temporary piles required to support the tower crane.
London Square, Staines Upon Thames
The site was very restricted and all the plant and ancillary equipment would have to be lifted into place using the site tower crane. Bachy Soletanche worked closely with the client and attended multiple site visits prior to works commencing, ensuring a successful mobilisation.
