Bachy Soletanche designs and delivers robust foundations for high-rise commercial buildings, including hotels, apartments, offices and mixed-use spaces, with the ability to excavate and construct basements of all shapes and sizes.
Commercial construction projects tend to lie in congested urban environments that are often restricted in size, meaning value-engineered designs and considerate construction practices are essential to the successful delivery. We understand the value of every square foot in driving more revenue for your business.
Commercial Sector
Commercial construction projects tend to lie in congested urban environments that are often restricted in size, meaning value-engineered designs and considerate construction practices are essential to the successful delivery.
We understand the value of every square foot in driving more revenue for your business. Our experienced designers work with you to develop solutions that maximise whatever space you have to work with, implementing the principles of lean design and construction into every stage of the process.
Bachy Soletanche creates value through involvement in the pre-construction process, ensuring foundations are robust, efficient and buildable, minimising risk of settlement and offering solutions to not only mitigate any negative impact to the public and environment, but provide value to the local community.
Our inner-city working experience spans the entire country. In recent years, Bachy Soletanche has played an integral part in developing Canary Wharf’s Wood Wharf district, where we have now delivered over 10 contracts. We have also completed numerous flagship commercial schemes in major cities including Birmingham, Manchester, Bristol, Glasgow and Brighton.
Bachy Soletanche has a comprehensive package of solutions at its disposal to suit the nuances of major commercial projects, including specialist techniques for confined sites and those to mitigate any impact on the community.
Some of the techniques we have applied to previous commercial projects include all types of piling (including large diameter, cased secant and restricted-access piling) retaining walls (secant and diaphragm walls) and rotary displacement piling methods such as our innovative Screwsol technique. Our team also offers preliminary pile testing and pile reuse.
Case Studies
M7 Offices, Stratford City
Office A is a 12-storey building, with the upper nine storeys being constructed partially above the existing M7 building of the Westfield Shopping Centre. Bachy Soletanche was appointed by Westfield Europe to deliver the geotechnical package for this development, which involved a suitable piling layout.
Kings Cross S1, London
One of the key design challenges and concerns for the project was the Thameslink tunnels running through the centre of the site. The team opted for a solution that used three parallel contiguous piled walls to run adjacent to and in the middle of the Thameslink Tunnels. The Kings Cross S1 project is now a multi-purpose, 12-storey building, offering Grade A office space along with retail and restaurant units.
The Madison, Canary Wharf
The brownfield site previously contained an office block which, prior to the team’s arrival, had been demolished. The Madison now holds 53 storeys, delivering 423 new homes and an extensive public garden. There were three elements to the geotechnical scheme which included a secant piled wall, contiguous piled wall and bearing piles.
Ilona Rose House, London
The site is adjacent to Greek Street, where it wraps around a Grade II listed building and a façade. In this zone the team had to use the restricted access method due to the structural steel supporting the façade. Ilona Rose House now showcases new shops and restaurants, along with high-quality office space for the creative industries.
Nile Street, London
This development programme formed part of the Hackney Borough Council’s wider scheme to increase school spaces for local children. The development also features a 29-storey residential tower and a seven-storey residential building, contributing £12m to Hackney council’s social housing regeneration budget. Bachy Soletanche provided geotechnical expertise throughout the preconstruction phase, plus in-person technical support throughout the construction phase.
